Residents must be 62 years of age or older and meet the community’s financial qualification requirements. Applicants complete an application form that includes personal, financial, and health information. Our team reviews each application to ensure a successful long-term fit for both the resident and the community.

Yes. As part of the application process, residents provide basic health information to support thoughtful planning for Independent Living.

Seven floor plans will be offered, ranging from 1,351 sq. ft. to 2,111 sq. ft., including 1-Bedroom / 1.5-Bath, 2-Bedroom / 2-Bath, and 2-Bedroom / 2-Bath + Den options. All include a sunroom, patio or balcony, and full appliance package, with opportunities for customization.

Yes. Early reservation holders may select cabinetry, countertops, flooring, wall colors, and other finishes to personalize their home.

Residences come equipped with appliances, but residents furnish their homes with their own furniture.

The first building is expected to open Summer 2027, with the remaining buildings expected to open in early to mid-2028.

The new Memory Support Buildings (Evergreen House) are expected to open Spring 2027.

Schedule a meeting with a marketing representative. An initial $1,000 reservation deposit followed by a 10% deposit secures your preferred residence, and those reserving early enough can personalize their Terrace residence.

You may join an interest list or waitlist. Your representative will discuss other availability and alternatives.

Two plans are available: the Traditional Entrance Fee and the 50% Refundable Entrance Fee. A marketing representative can help you compare benefits.

Entrance Fees for The Terraces begin at $286,648 for the Traditional Entrance Fee and $372,642 for the 50% Refundable Entrance Fee, with Monthly Fees beginning at $4,999.

The Monthly Fee includes dining allowance, maintenance, landscaping, utilities (except telephone and internet), security, transportation, and access to amenities and lifestyle programming.

The monthly fee covers most day-to-day living expenses. However, there are nominal charges for guest suites, salon services, and other similar offerings.

Yes. Each residence includes one reserved parking space. The Jocassee, Keowee, and Lanier buildings include under-building parking, a limited number of golf cart parking spaces for an additional monthly charge as well as unreserved outdoor surface level parking for second vehicles. The Isaqueena building offers adjacent outdoor parking.

Yes. The community provides transportation to scheduled outings, like shopping and trips to local venues. Transportation to primary care provider appointments is provided, and other transportation is for a fee.

The Lake House (including a fitness room and community room), Event Center, Bistro, redesigned dining room, Clubroom, updated theater, guest suites, and additional Memory Support residences are part of the expansion. Existing amenities include Chapel, fitness gym, wellness classroom, indoor swimming pool.

Yes. Foothills welcomes well-behaved pets. Residents may have one dog up to 40 lbs. or one to two cats. A one-time $500 pet fee is required, and residents must provide annual veterinary documentation of vaccinations.

Residents enjoy wellness classes, fitness opportunities, social gatherings, clubs, lectures, spiritual programs, and special events.

Independent Living, Assisted Living, Memory Support (Montessori-based), Skilled Nursing, and Rehabilitation are all available on campus.

It is an approach that promotes independence, dignity, structure, and reduced frustration through meaningful daily activities and wayfinding support.

Housekeeping services are included every other week as part of the monthly service fee.

Yes. For a nominal charge, two guest suites will be available in the Issaqueena building, and family may also stay in your residence in accordance with community guidelines.
